“Not Established” means the evidence reviewed did not establish the point. It does not mean that the fact, document, authorization, right, or condition does not exist. Property Checkpoint identifies material information gaps rather than filling them with assumptions.
Buyer responsibility
Buyers remain responsible for transaction-specific review and verification before committing funds. Appropriate professionals may include a lawyer, notary, accountant, lender, surveyor, engineer, inspector, appraiser, or other adviser depending on the transaction and the issue involved.
No buy-or-avoid recommendation
Property Checkpoint does not provide property scores or tell buyers whether they should buy or avoid a property. Reports present evidence, findings, inconsistencies, limitations, and unresolved matters so buyers can make their own decisions.
