These Terms apply to your use of propertycheckpoint.com and to purchases of Property Checkpoint digital reports. By using the website or purchasing a report, you agree to these Terms.

2. What a report covers
A Property Checkpoint Report provides development-level research. Depending on the development and available evidence, it may include developer and company information, government and public-record findings, market and listing intelligence, HOA and condominium information, physical and environmental findings, and identified information gaps.
A report does not review a selected unit’s title, contract, liens, registered area, HOA account, seller authority, or physical condition unless expressly stated otherwise.
3. Digital purchase and delivery
Property Checkpoint Reports are pre-existing digital PDF reports supplied electronically immediately after payment.
Access may be subject to download limits or other reasonable measures intended to protect the report from unauthorized distribution.
If you experience a delivery or access problem, contact hello@propertycheckpoint.com.
4. Prices and payment
Prices are shown on the website at the time of purchase. Payment is processed through the payment provider presented at checkout.
A purchase is complete when payment has been successfully processed and access to the digital report has been provided.
5. Refunds and delivery problems
Reports are pre-existing digital PDF files made available electronically immediately after payment. Once electronic access has been provided, Property Checkpoint does not offer discretionary cancellations or refunds for a change of mind.
This policy does not limit any non-waivable right or remedy available under applicable consumer law.
If you receive the wrong report, are charged more than once, the file is defective or corrupted, or you cannot access your purchase, contact hello@propertycheckpoint.com. Property Checkpoint will review the issue and provide the correction, replacement, refund, or other remedy required by applicable law.
6. Personal-use lisence
Your purchase gives you a limited, non-exclusive right to use the report for your own property-evaluation purposes.
You may share relevant findings with professionals assisting you with the contemplated transaction, such as your lawyer, notary, accountant, inspector, lender, agent, or other adviser.
You may not resell, publish, upload, redistribute, reproduce for commercial use, or make the report generally available to others without written permission from Property Checkpoint.
7. Research limits and changing information
Property Checkpoint reports distinguish between information that was established, information that was unclear, and information that could not be established from the evidence reviewed.
Property markets and public information change. Listings, prices, availability, HOA charges, management arrangements, regulatory information, and other facts may change after a report’s stated research date.
A report should therefore be read together with its research and market-check dates.
8. Independent research, not professional transaction advice
Property Checkpoint is not a brokerage, developer, property-sales platform, law firm, notary, appraisal service, title company, or property-inspection service.
Reports provide research and information. They do not replace legal, notarial, tax, financial, title, survey, appraisal, engineering, inspection, or other transaction-specific professional advice.
9. No buy-or-avoid recommendation
Property Checkpoint does not issue property scores or tell buyers whether they should buy or avoid a property.
The buyer remains responsible for deciding what evidence, risks, uncertainties, and unresolved matters are acceptable for their own transaction.
10. Intellectual property
Unless otherwise stated, Property Checkpoint owns or licenses the original report text, organization, analysis, design, and other original website and report content.
Third-party source material remains the property of its respective owners.
11. Availability and changes
Property Checkpoint may update reports, website content, prices, product availability, these Terms, or the way reports are delivered.
Changes to these Terms apply from the date the revised version is published and do not remove rights that cannot legally be waived.
12. Governing law
These Terms are governed by applicable laws of Mexico, subject to any mandatory consumer protections or other rights that apply to the purchaser.
