Property research report questions
Answers to the questions buyers ask most often about Property Checkpoint reports.
01What is Property Checkpoint?
Property Checkpoint is an independent property-research service for buyers considering real estate in Mexico. Each report brings together development-level research from public records, developer and company information, current market evidence, condominium and HOA information, physical and environmental findings, and other relevant public sources.
02What does a Property Checkpoint Report cost?
Each Property Checkpoint Report is a one-time purchase of US$39.
03What does the report cover?
The report focuses on the development rather than a single selected unit. Depending on the property and available evidence, it may cover development identity, the people or companies behind it, government and public-record findings, current market and listing intelligence, HOA and condominium information, physical and environmental findings, and material information gaps.
04Does the report check the specific condo or house I want to buy?
No. Property Checkpoint reports are development-level research. They do not review a selected unit’s title, contract, liens, registered area, HOA account, seller authority, or physical condition. Those checks should be completed for the specific property before purchase.
05Does Property Checkpoint tell me whether I should buy the property?
No. The report presents evidence, material findings, conflicts and information gaps so you can make your own decision. Property Checkpoint does not issue buy-or-avoid recommendations or property scores.
06What does “Not Established” mean in a report?
It means the reviewed evidence did not establish the point. It does not mean that the document, approval, right or fact does not exist. Where something important remains unresolved, the report identifies the gap rather than making an assumption.
07How current are the reports?
Each report shows its Report issued, Research checked, and Market checked dates. Property information, listings, prices, HOA charges and other market details can change, so time-sensitive information should always be reconfirmed before a transaction.
08Are you connected to the developers, agents or sellers in the reports?
No. Property Checkpoint is independent and is not a brokerage, developer or property-sales platform. The research is designed around the buyer’s information needs rather than the sales process.
09Is a Property Checkpoint Report legal advice or a title search?
No. Property Checkpoint is an independent public-source research product. It is not legal advice, a title opinion, appraisal, property inspection or substitute for transaction-specific professional due diligence.
10What should I do with the report once I have it?
Use it to understand the development before committing to a specific property. Each report identifies matters that may need clarification and includes Questions to Take to Your Agent or Seller so you can pursue the relevant documents and confirmations for the unit you are considering.
11Do you offer deeper government-record research?
For some properties, a Property Checkpoint Formal Records Review may be available separately for US$99. Availability varies by property and depends on whether additional formal-record work is appropriate and available.
